CBD Brisbane

Building and pest inspections in Brisbane City

Most homes for sale in Brisbane City are apartments, from 1980s and 1990s towers near the Botanic Gardens to newer high rise buildings around Margaret, Mary and Albert Streets. That is our own neighbourhood: our address is 222 Margaret Street, a short walk from many of these buildings.

Homes in Brisbane City

CBD apartments range from converted heritage warehouses and office buildings to glass towers finished in the last decade. Older buildings often have original windows, aging balcony waterproofing and plant that is nearing the end of its life. Newer towers bring a different set of questions, mainly around waterproofing, cladding and whether the builder has fixed items raised under warranty.

Local things to know

Termites are rarely the headline in a CBD tower, but basement car parks and ground floor gardens can still see activity, so the timber pest check is still worth it for low rise and ground level units. The bigger risk is often in the body corporate records. Ask your conveyancer or a strata search company to look at the sinking fund, special levies, and any building defect claims before you go unconditional.
